Senior Housing


A housing development can be “subsidized” or “private pay,” which affects development cost and pricing.

Nathaniel works closely with a variety of organizations to develop, plan and build senior housing communities in urban, suburban and rural areas. Most recently, built Alloway Manor, Clayton Heights, Elliot’s Landing and Patriot Heights.

Subsidized Housing* This is housing in which tenants pay less than the going market rate for rent or for rent and services. Subsidized housing receives financial assistance from a government or other public entity to build or operate the development, or to help pay for some of the rent and utility costs or for the provision of services. Rent prices are typically set or approved by the entity that provides the financial support. People who meet specified household-income guidelines are eligible to live in subsidized housing.

Private Pay (Market Rate) Housing* In private pay housing, tenants pay market rate for rent, utilities and services. Financial assistance is not received from a government or other public entity. Rents and service charges are determined by the development’s operator. There are no income-eligibility guidelines. People willing and able to pay the specified rates and charges are eligible to live in private pay housing.

Enriched Housing or Adult Home with Limited Licensed Home Care Agency

New York State Approved Continuing Care Retirement Community (CCRC)
Dementia Care Facility or Wing/Unit
Shared Living Residence
Naturally Occurring Retirement Community (NORC)
Intergenerational Housing
Single Room Occupancy (SRO)
